Mr & Mrs B has made the decision to get onto the property ladder and purchase a renovation property owned by a local housing association. They reached out to our Conveyancing Team at Hibberts. Abigail spoke with the client directly to understand their requirements and take further details to enable her to provide a more accurate estimate of costs. Mr & Mrs B instructed Hibberts to act on their behalf whilst being reassured they wouldn’t experience any unexpected costs as the fee’s has been fully explained.

Legal Work

Once compliance checks had been satisfied and contract papers received the matter was underway. Searches were submitted and promptly returned which enabled Abigail to review the Title and supporting documents along with the search results and raise enquiries early on in the process.  After enquiries had been satisfied a report on title had been drafted to give Mr & Mrs B a clearer insight into the legal title. Abigail arranged to meet with the client to discuss the report in depth whilst advising on the next steps in the process.

Due to Mr & Mrs B being first time buyers they had little knowledge of the conveyancing process and Abigail took the time to discuss the process at length and answer any questions to help put their mind at ease. Quickly after discussing the outcome of the report they were able to agree on a completion date. Mr & Mrs B were able to exchange contracts and achieve a quick completion without the legal work being compromised at all. Mr & Mrs B were able to complete within their timescale expectations and felt fully supported throughout the process.
